Spring Hill Realty was established in 2023, a Bay Area corporation to provide real property management services. This is a spin-off from GEM Home real estate property management corporation founded in 2019. Spring Hill Realty geologically focuses on Santa Clara County, Alameda County, San Mateo county and Contra Costa County. Our revenue is more than $1.5 milion in gross, and we manage more than 70+ properties. Current customers are both individual owners and corporation/LLC owners.
Our services include property repair, restoration, maintenance and recruit tenant. For instance, for residential properties, we perform daily operation to communicate tenants, vendors and owners by deploying state-of-art PM tools so that all stakeholders are in the same page regarding to functional, financial, scheduling aspects.

Ben Lan: General Manager of Spring Hill Realty. A CSLB licensed contractor and a BRE licensed salesperson, Ben has 13 years of experience in real estate development and construction. He is an owner-builder and a management and investment member of residential development projects in various states. Ben has experience in pre-architect concept design and drafting for real estate projects with BIM presentation. He has managed site preparation, demolition planning, and landscaping planning for various residential projects in Cupertino, San Jose, and Santa Clara. Ben's knowledge and expertise in permit preparation, submission, tracking, and conclusion contribute to the success of our projects. Currently, Mr. Lan is responsible for the daily operation of Spring Hill.
Ling Chen: CFO of Spring Hill Realty. Ling is a veteran in the real estate industry with over 20 years of experience. With a real estate broker license and a mortgage loan license, Ling manages Spring Hill Realty’s finance operations. Mrs. Chen also involves herself in certain out-of-state real estate transactions, such as in Las Vegas (NV), and Austin (TX) areas.
Jerry William Zhang: IT staff, Real Estate Sales Person BRE 02146933. Jerry is responsible for supporting our company's IT-related issues. He provides state-of-the-art connection and conveys real-time information among all stakeholders within each realty project.
Ivy Zhang: BRE 01964634, Senior (PT) Consultant, has over 15 years of experience in real estate development. In 2018, Ms. Zhang was honored with the Top Sales Awards at Green Valley Realty, where she started her realtor career. She has completed various PUD projects and (re)built certain single-family homes in San Jose and Cupertino. These projects of SFH and whole community of duplex homes were planned, managed, coordinated, and executed completely and successfully. Her experience with industrial warehouses, office buildings, and multi-unit residential properties provides a critical contribution to Spring Hill.
Anna Duan: BRE 02044324, (PT) Consultant, is a South Bay area Real Estate expert. As a customer relationship representative of Spring Hill Realty, she also coordinates tenant recruiting and scheduling.
